What do you mean that Dar Al Tamleek products are fully Shariah compliant?

Dar Al Tamleek products were developed in close coordination with the Shariah Supervisory Board and are formally certified as being Shariah compliant. The Shariah Board actively participates in developing and overseeing the company’s products to ensure strict adherence to the principles of Shariah.

How do the Dar Al Tamleek Shariah-compliant products work?

All properties will be purchase by Dar Al Tamleek and leased back to the customer for a specified contract term with a promise to sell. Once the customer has paid the contract in full, the property is transferred to them.

How does a customer qualify for a Dar Al Tamleek contract?

Four factors determine whether the client qualifies for a contract -- current income, total debt, credit history and the home finance payments.

How does the company determine the value of the property?

The value of the property in question is determined by an appraisal which is a prime factor in determining the value. Dar Al Tamleek will arrange for an appraisal of the client’s property to verify its value through an authorized professional who estimates the value of the property and sends the information to Dar Al Tamleek for evaluation.

What do I need to provide to apply for home finance?

In order to process a home contract, you must provide certain documents to include:
  • Income proof – An employment letter
  • Bank statements
  • Copy of Deed
  • Copy of National ID
  • Address proof – both residence and work
Other documents may be required once our Home Finance Specialist evaluates your application.

What is the income requirement for a Dar Al Tamleek contract?

A minimum of SR5,000 per month is required.

Can I use additional income to qualify?

Yes. All verifiable income sources are considered in qualifying an applicant.

Does the company accept a co-signer to help qualify an applicant?

Yes. Any application by a wife, father, son, brother or sister is considered.

Does the company issue contracts on land purchases?

Not at this time.

What is the largest home value considered?

The maximum home value amount is SR5 million.

Is an advanced rental payment required?

Yes. The company accepts as little as 10% as an advance rental payment on its contracts.

In a forward Ijarah, what happens to the down payment I make to a developer?

Your down payment will be used as fixed rent paid in advance to Dar Al Tamleek.

What insurance required on the home and who pays for it?

Both property and life insurance is required. Dar Al Tamleek charges the customer for the cost of insurance in the monthly payment.

What will the insurance cover?

It will cover all damages arising out of fire, accidents, natural perils and harm caused by others.

What is the longest term I can receive on a contract?

Dar Al Tamleek can arrange a term as long as 30 years, depending on your circumstances.

Do I have to have a job to submit an application?

No, as long as minimum monthly income can be verified.

How long do I have to be employed before I can qualify?

The general guidelines are one year of employment with a private company and six months with a government agency. However it is the total monthly income from all sources that is considered in evaluating the application regardless of length of time employed.

Once I have a contract, can I lease out the property to someone else?

Yes, you can lease out the property provided that Dar Al Tamleek approves the sub-lease and you remain responsible for the contract.

Can I re-sell the property?

You can re-sell the property as long as the original contract is paid in full.

What is the policy for early payment of the contract?

All requests for an early payment should be forwarded to any of our offices for processing. The company does not allow pre-payments during the first two years of the contract and charges a 10% fee on the remaining cost of the house thereafter.

Will my lease agreement cause my payments to change?

The monthly payments are fixed for each rental period and change according to interbank offered rate between Saudi banks.

If I ever have trouble with my payments, what could I do?

Contact a representative immediately at Dar Al Tamleek if you believe your payments are becoming a problem. A delay in notifying the company could have an adverse effect on your credit standing. One of our representatives will work with you to try to resolve the issue.

How can I get a summary of my contract information?

All customers are issued a reference number and password which you can use to log into our website to check the details of your contract.
